    rental property ?? - how often should carpet be replaced and interior painted?

    i've been living in the same place for 10 years now. the carpet was replaced and the whole interior repainted in fall of 2004. i'd like to approach the landlord about getting new carpet and having the interior repainted.

    i know he's not going to want to spend that money - his mother owns the place and was my landlord up until about 8 months ago when she had to go into a home and we (it's a duplex) are pretty much a burden he'd rather not deal w/.

    there's nothing more than normal wear and tear on the paint - several holes from nails and screws from tenants over the years, but nothing that wouldn't be spackled easily in a routine painting. the carpet has one 8-10" tear on a stair that my dog chewed up. i'd argue that i don't need to pay to repair that carpet given that it's been 6 yrs since it's been replaced, and it's well past time that it should be replaced. i think it's stupid for me to pay $50 to fix the carpet, just so he can replace it.

    so, how often should a rental property have the interior painted and carpet replaced? am i on the right track thinking i shouldn't have to pay for the carpet because of how long it's been? what's the best way to approach the landlord on this matter?

    if i could get a new deck out of him, i might never leave! unfortunately, i think someone is going to have to fall through a railing or rip a toe off on one of those boards before he does anything about it.

    Offer to handle the logistics for him. We did that about 20 years ago for the guy who owned our condo. Basically he said hey, I'll pay the contractor, you handle all the details. It worked for us. We found the guy, got the bid, sent it to the landlord, he paid the bill. May not work for you but...

    I love our landlord. He gave us a discount on one month's rent when we spread grass seed in the backyard, then he ordered a new garage door and refrigerator when our started to get a little old. Next week he's installing a new fan because it won't run backwards.

    I strongly agree that doing some of the legwork yourself will go a LONG way toward getting him to pay for it. Go pick out some carpet. Find a painter. Pick a color. Make it easy on him. All he has to do is say yes and write a check. Also as stated above, do it in conjunction with a lease renewal. If you move out, he'll likely have to do it for the new tenant. Why not do it for you?

    How great is this place? How good of a deal are you getting? Would it make any sense to pay for it yourself in exchange for a promise by him that your rent will not increase for a fixed period of time?

    all good info. i'm fine w/ doing the legwork, but the lease isn't up until august (i think), so i don't have much leverage there. he's in real estate management and will want to be the gm/gc, but at least if i do the legwork, i'll have an idea of the exact $$ amount we are dealing w/. also not in my favor, we need new a/c units on both sides, and that's already going to cost him quite a bit. he just paid for new a/c ducts on both sides and some sheetrock work on mine (dishwasher leaked and went through the downstairs bathroom ceiling. about a year ago, he put his mom in a retirement home and is footing the bill for that, and just had knee surgery himself, so that's got him in a good frame of mind.

    10 years, I'd paint it myself and paint it whatever the $#@! I wanted. I painted my new place, which is a Manhattan rental myself just to customize it and get it my way. I could have bought the paint and paid the buildings painter to do it. Then again and little elbow grease saved my a few bills

    And I am not [passing judgment here.

    He would seem to have a ton of leverage as the best tenant ever and should be able to work a situation to his liking after probably paying for that place in the ten years he has been there.

    Hell, come up with a "I'll re do the whole thing, but let me start buying it at a reduced rate" deal.

    This landlord has to be in love with you and will probably do more than you think to keep you.

    I am not passing judgment at all, I have just never heard of someone renting one place for that long - and the landlord ought to be sucking his $#@! to stay.

    It's been 6 years since it was replaced, and you've been there the entire life of the carpet? If it needs replacing already, I don't think normal wear and tear is going on -- carpet is made to last more than six years, as long as it's taken care of and not some cheap stuff.

    It doesn't hurt to ask -- especially given you've been there awhile -- but if I were the landlord, I'd be wary to replace carpet that has only been there a few years and has damage done by a dog. He might have to replace it again when you move out.

    the carpet has seen a dozen tenants come and go - i'm the only constant. i now make enough that i can rent the place all by myself and i'd like to have all new carpeting because it's got stains from jackasses who didn't give a $#@! (and from me/my dog, admittedly - but yes, all normal wear and tear, and it's cheap ass rental property carpet, not high value stuff).

    however, based on this thread, and learning of the a/c issue after i posted the op, i think my course of action is going to be:

    1) join my neighbor (this is a duplex) in fighting for the new a/c units. my electric bills were $600+ in june/july/august last summer and the outside unit frequently froze up and shut down completely. it's a 30 year old unit and needs to be replaced completely.

    2) i know several painters so i am going to get a couple of bids. i'd like to do some custom colors instead of the stark white we have now. depending on the price, i'll either just do it myself or offer to split the cost w/ him.

    3) i can live w/ the carpet for a while. i'll get the tear repaired and just bring in the steam cleaner guy ($80 for the whole house is a damn good deal). when the lease comes up, i'll ask for new carpet.


    as far as me being a model tenant and the landlord wanting to keep me: his mom loved me to death and absolutely didn't want to deal w/ me moving out and having to turn over the property for a new tenant. this guy couldn't care less. he knows that he can rent the place for at least 33% higher (the rent was $1600/mo when i moved in and was reduced to $1200/mo to keep the other side of the unit stable and occupied, even though price was never the issue, just idiot tenants) if i'm gone, so the pain of a month lost revenue would be taken care of pretty quickly. he's not going to try very hard to keep me at all.

    As a landlord with a similar tenant as the OP, they should be replacing things. Obviously, not frivolously, but it sounds like you've been a solid, reasonable person. I just had to replace my AC coil and condenser unit - we basically replaced everything except for the outside fan and the furnace. But the tenant was right - it was summer in texas, and having a unit that froze up and didn't cool effectively was not a tenable situation.

    What about splitting the cost? When we lived in our old duplex back in 1998-2004, we knew there were hardwood floors underneath the carpet. The berber carpet that was there was not replaced before we moved in and it sucked. We pulled up a corner of the carpet and found the hardwoods there to be in great shape. So we approached our landlords about pulling up all the carpets in the lower level and refinishing them. I proposed they buy the quarter rounds, stains, and tools. We would rent the sander and buffer and do the manual labor to get them refinished. They reluctantly agreed but realized hardwood floors would improve the value of the place once we were gone.

    He should replace them if it's been 6 years but if he doesn't maybe he'd split some of the cost with you or knock it off your rent?

    i'd kill to have hardwood floors in here. i'll look at that pricing as well. if that is reasonably priced, i'll look to lock in a 3 yr lease or something like that.

    only issue there is that there is a bow in the floor that will need to be fixed and i'm not willing to pay for it one bit. it's been jacked up from the day i moved in here, and i'm betting it's part of the building settling (it's somewhat built on a hillside). it needs to be fixed one way or the other.

    it's a thought, but if you plan on staying there for a while and the guy is kind of put out with knee surgery/mom issues you might extend an offer that you will put in a bit of capital if he promises to keep the rent low. if you are getting a below market rate then putting in some work to upgrade the house might be worth it in exchange for a handshake agreement that he will keep your annual rent reasonable. it sucks to put capital into an asset that isn't yours but in the grand scheme of things if you really like the house and wouldn't mind staying there another 3+ years or so you will certainly get the enjoyment out of the work.

    this reduces his leasing risk and ensures the asset will be adequately maintained. both are pretty serious positives for any landlord. i'm sure you've already thought of this but i plan on keeping my house and renting it out when i move in about 3 years. this will be my basic strategy with any tenant. the other strategy is to only rent to extremely hot college chicks whose dad's have deep pockets and don't give a rats about how much they pay.

    unless you want to sign a long-term lease it's about the only thing you can do but i agree you wouldn't want to expose yourself to the risk of putting in the work only to have him jack up the rates. that's why i'd try to sit down with him and see what his read on the situation is.

    if i could get the upgrades i wanted: hardwood floors at a minimum, and a new deck preferably - i'd sign a 3yr lease at current rates in a heartbeat, even if i had to eat some of the costs myself.

    that would be my ultimate goal, if the land wasn't so valuable. there isn't a house on my street under $1M or so and there's no way i could pull that off. maybe in 3 years.

    If your house is, therefore, 1M ($500K/side) unless you live in the hood's school district then shouldnt the rent be about $3000/mo for each side?

    If that is true you could buy a window unit, call Stanley Steemer or replace the carpet at your expense, and consider the rest a bonus because all of that will cost you less than the difference between market and what you are paying for a single month of rent.

    If not and the rent really is $3000 for the whole thing, try offering $500k. You can pay that off over 30 years at a little over 5% with a nice rental income to boot!. Roll the new AC and carpet into the loan.

    lol - i didn't have anything to do w/ this except for bitching last summer when i was getting $600+ utility bills. the guy on the other side of the duplex has been in the landlord's ear about the a/c units for a while. can't wait to see the difference in cost w/ new external units, new internal units and new ducting in the attic.
