i've been living in the same place for 10 years now. the carpet was replaced and the whole interior repainted in fall of 2004. i'd like to approach the landlord about getting new carpet and having the interior repainted.
i know he's not going to want to spend that money - his mother owns the place and was my landlord up until about 8 months ago when she had to go into a home and we (it's a duplex) are pretty much a burden he'd rather not deal w/.
there's nothing more than normal wear and tear on the paint - several holes from nails and screws from tenants over the years, but nothing that wouldn't be spackled easily in a routine painting. the carpet has one 8-10" tear on a stair that my dog chewed up. i'd argue that i don't need to pay to repair that carpet given that it's been 6 yrs since it's been replaced, and it's well past time that it should be replaced. i think it's stupid for me to pay $50 to fix the carpet, just so he can replace it.
so, how often should a rental property have the interior painted and carpet replaced? am i on the right track thinking i shouldn't have to pay for the carpet because of how long it's been? what's the best way to approach the landlord on this matter?
